Your all-in-one landlord hub
Zillow Rental Manager is the all-in-one place to manage your properties. Designed with landlords and property managers in mind, our solution makes it easier than ever to find tenants and manage your rental properties. You’ll see the top updates and activities that need your attention, making it simple to take your next step.
Take a closer look at how Zillow Rental Manager helps you keep track of all your rentals, wherever you are in the process.
Next steps at a glance
Whether you have one or multiple rentals, the Properties page gives a high-level view of your rentals so you can quickly take action. Directly on the image, you’ll see the status of your property, whether it’s currently occupied by tenants or listed for rent.
For more details on a property, you can easily navigate into your two main dashboards: Find tenants and Manage tenants. Tap Find tenants to manage your listing, inquiries and applications, or toggle over to Manage tenants to handle your leases and payments.
Find your perfect renter
Need renters for your property? You’ve come to the right place. Your Find tenants dashboard is where you can manage your listing, inquiries and applications.
Price your listing
At a glance, see the status of your listing and how it’s performing compared to properties with similar criteria. You can even tap Compare to my property to help you price your rental based on others in your range and market.
To see all the details of your listing, tap Edit to manage your listing information, amenities and rules, property description and photos.
Need to create a new rental listing? That’s easy, too.
Inquiries and applications
Remove the guesswork of where you’re at in the process with prospective tenants. The Interested renters section shows you which inquiries are new and which you haven’t replied to, so you’re able to jump right back in and invite renters to apply.
Your applications are broken down by status (received, in progress, invited to apply), helping you act faster to accept your next renter.
Keep your properties running smoothly
Lease expiring? Expecting a payment? The Manage tenants dashboard points out important changes to help you stay on top of leases, payments and more with your active tenants. If you have renters in the middle of their lease, your dashboard may not require much attention.
You’ll see your active lease, which you can view in detail. You also have the option to create or upload a new one if you have new tenants moving in.
Tip: Need help getting that lease renewed? See our guide.
Managing rental payments
If you’ve initiated online payments with your tenant (it’s easy to get started), you’ll see if rent payments are paid, requested or in processing. And you can add a one-time payment at any time for things like utilities and security deposits.
Once you’ve set up payments, you can see exactly where a payment is at in the process, from the renter’s bank account to yours. Tap View details to see the steps and get an estimate of when your payment will be deposited (and stop refreshing your accounts).
Is it time to fill a vacancy? Don’t worry, we’ll let you know right away. If you don’t have any upcoming payments coming in, you’ll see a red alert message in your Manage tenants dashboard. Check out your past terms so you can update them and invite your next tenant.
Reactivate your listing
Want to list like a genius? Find price comparisons, inquiries and applications for your off-market properties in your Find tenants dashboard.
Listing is a piece of cake if nothing has changed since the last time (but seriously, you should at least review your pricing). Under Listing, you’ll get details of what your property was last listed for, the current Rent Zestimate® and comparisons to similar rentals to find your pricing sweet spot. Tap List my property to update your photos and descriptions, and get your property on the market.
Tip: Has it been a while? Be sure to add any updated features to your listing details. You can also create a Zillow 3D Home® tour to help make your listing stand out to renters.
